To ensure that the public’s safety, health, and general welfare are addressed and maintained through the adoption of enforcement of local ordinances and nationally accepted building codes. The Department of Planning and Codes Enforcement serves as the information center for planning, zoning, storm water, plan reviews, building permits, property maintenance and rental inspections.
The City of Union City has adopted for building, design and construction of structures the following 2012 ICC Codes:
- International Building Code
- International Plumbing Code
- International Mechanical Code
- International Fuel Gas Code
- International Residential Code
- International Fire Code
- International Property Maintenance Code

- Standard Unsafe Building Abatement Code

Building Permit Fees
$5.00 for the first $1,000 and $3.00 per each $1,000 thereafter. We permit new construction, additions, and alterations. We also permit sheds, pools, and roofs. Contact our office for setback regulations prior to the start of your next project. The department also oversees construction sites and monitors storm water activity within the city limits.

The Planning Department also administers the Storm Water Regulations for the City of Union City. All developments of one acre or more, or if the development is part of a larger development, must obtain a permit from the state of Tennessee (TDEC OFFICE). The Storm Water Pollution Prevention Plan (SWPPP) must be designed by a licensed professional, approved by TDEC and submitted to the office of Planning & Codes for a pre-construction meeting before site work can begin. The Union City Municipal-Regional Planning Commission meets on the third Thursday of each month at noon, in the courtroom of the Municipal Building. Part of the Planning Commission duties are, to plan for future growth and development of Union City, review site plans and sub-division plat for compliance with city codes. The deadline for submittal to the Planning Commission is 14 days prior to the scheduled meeting. There is no fee to bring an item to a regular scheduled Planning Commission meeting.
Board of Zoning Appeals:
The Union City Board of Zoning Appeals meets on the first Friday of each month at 8:30 a.m. in the courtroom of the Municipal Building. They hear appeals on a case by case basis for the following items: Home Occupations, Administrative Reviews, Special Exceptions and Variances. The deadline for submittal is 14 days prior to the scheduled meeting. There is a $20.00 application fee for the regular meeting of the Board of Zoning Appeals.
